Peter Richards

Director | Woking & Farnborough

Peter is Director in charge of Hurst Warne’s commercial agency, investment and development services at their Woking and Farnborough offices.

His specialisation is advising clients on new build and refurbishment opportunities, buying and selling investments as well as identifying where best residential value may exist within an existing commercial property asset. He also continues to advise in the prime agency/letting markets in and around the Farnborough and Woking region.

Peter has over 35 years of experience and contacts within the M3 and M4 property markets. He started his real estate career in Woking in the 1980’s and then through the high and lows from 1990’s built his property skills in the M3 and Blackwater Valley region. In 2011 Peter returned to the Woking property scene by opening Hurst Warne’s then new Woking office which is now one of the key commercial agency businesses in Woking.

Nic Pocknall MRICS

Director | Leatherhead

Nic is a Director at Hurst Warne’s Leatherhead office. He has been with Hurst Warne for over 10 years and previously worked at St Quintin (now CBRE) and at Mole Valley Distrtict Council in Dorking.

Nic specialises in advising clients on office and industrial lettings and sales in towns such as Leatherhead, Dorking, Esher, Cobham, Walton, Weybridge and Chertsey. He also advises numerous corporate clients on their property holdings and acquires buildings for them throughout the South East.

Nick Atkinson MRICS

Director | Farnborough

Nick is based in our Farnborough office and is the partner in charge of Asset Management.

Nick originally trained as an auctioneer before making a move into commercial property in 1985. Having completed his professional exams with the College of Estate Management he qualified as a Chartered Surveyor in 1992.

Through varied roles including retail and office agency Nick has gained a wide range of experience including a significant amount of time spent on landlord and tenant, and valuation work. Over the last 20 years he has specialized in asset management and property management focusing on lease negotiations and service charge issues and advising clients from institutions to property companies and pension funds on a wide variety of property types.

Nick also advises a number of businesses on their property portfolios throughout the country dealing with rent reviews, lease renewals, acquisitions and disposals.

Mark Leah MRICS

Director | Guildford

Mark heads Hurst Warne’s Guildford office, concentrating primarily on the southwest M25 and central and west Surrey property markets. Mark advises both landlords and occupational clients on a variety of commercial property matters including; Commercial Agency & Acquisition, Lease Renewal & Rent Review, Lease Strategy, Asset Management, Investment.

Will Gelder MRICS

Director | Redhill and Leatherhead

Will started his property career in 2003 at Donaldsons in Bristol from where he undertook the majority of his APC training. Through Donaldsons Will transferred to their central London office in 2005 and joined the South East Office and Industrial Agency team.

Will qualified as a member of the RICS in 2006 and joined Hurst Warne as a Partner in September 2010. Prior to joining Hurst Warne will had held positions at DTZ (post takeover of Donaldsons) and Reigate based practice Maxwell Brown.

Will is a Director at the company and specialises in office and industrial agency and advisory work in the southern M25 area as well as development.

Adrian Henson FRICS, MCIArb

Consultant | Leatherhead

Adrian is based in our Leatherhead office and is a Consultant in charge of Leasehold Advisory and Valuation.

Having gained a BSc in Estate Management from South Bank Polytechnic, Adrian qualified as a Chartered Surveyor in 1987, was elected a Fellow of the RICS in 1995 and a Member of the Chartered Institute of Arbitrators in 1999.

He has over 30 years of expertise and experience providing landlord and tenant consultancy services to a vast range of clients, ranging from small companies to international businesses and large investment funds.

Adrian also specialises in the acquisition of freehold and leasehold property on behalf of occupier clients throughout the country which include a number of national retailers and supermarket operators; and investment properties for a range of long standing retained clients.

In the capacity of an RICS Registered Valuer, a range of valuation services are provided to leading institutions, pension funds and to the legal profession on an Expert Witness basis.

Simon Fitch MRICS

Director | Leatherhead, Woking & Farnborough

Simon is a Director at Hurst Warne and is based across the Leatherhead, Woking and Farnborough offices. He joined Hurst Warne in 2018 from BNP Paribas Real Estate where he had worked for 13 years. He previously worked at Cushman & Wakefield for 5 years.

Although Simon works across a variety of sectors including residential, retail and industrial, he has predominantly focused on office agency across the South East advising both landlord and occupier clients on acquisitions, disposals, sales and development.

Steve Barrett MRICS


Steve is based in Hurst Warne’s Farnborough office. Having started his working life at a Housing Association in leasehold management and shared ownership sales Steve joined Hurst Warne in 2005 where he combined work and study at The College of Estate Management before becoming a qualified Chartered Surveyor.

Steve’s main role at Hurst Warne is commercial agency where he acts for a variety of landlord’s mostly in Hampshire, West Surrey and Berkshire as well as Corporate consultancy work throughout the South East. Steve is also involved in property management, lease renewals, rent reviews, investment and development.

Jessica Bodie MRICS

Surveyor | Leatherhead

Jessica undertook an undergraduate degree at Leeds University where she studied Environmental Business. Upon completing her undergraduate degree, Jessica then went on to complete a Masters degree in Real Estate at Kingston University. Whilst studying for her Masters, Jessica worked part time for Hurst Warne and started her APC training. Jessica has been in property now for three years and recently completed her APC training, culminating in becoming a newly qualified member of the RICS.

Jessica is based in Hurst Warne’s southern M25 offices in the commercial agency team but also advises clients on tenant advisory matters.

Clare Charrett

Surveyor | Woking

Clare has been involved in the Woking commercial property market since joining Morgan Smithyes in 1999. Prior to that she worked in various administration roles within the property sector, forming a strong foundation of property knowledge.

Clare primarily deals with offices, retail and industrial space in and around the Woking area, and works alongside Peter Richards and Simon Fitch.

She is also PA to the Woking Directors.

Mark Haldane

Director | Fleet

Mark is a Director in our Fleet office and is responsible for the delivery of property management services to Hurst Warne’s clients.

Mark’s property management career began in Colchester in 2003, where he worked for 2 years before moving into London to work for the likes of Knight Frank, Cluttons & property management specialists Workman. Throughout his career Mark has specialised in commercial property management and has advised a wide range of clients from institutions such as the BlackRock Industrial Trust and the BlackRock UK Property Fund to The Crown Estate and the Daily Mail & General Trust. Mark has also represented charities, family property companies and high net worth individuals, across a variety of mandates and property types.

Matt Fradgley BSc (Hons) MIWFM, NEBOSH

Facilities Manager and Health & Safety Compliance| Fleet

Matt joined the Hurst Warne team in May 2017 to take on a newly created role to oversee all Facilities Management and Health & Safety management activities.

With an excellent track record and a career spanning over 20 years in Facilities Management, prior to joining Hurst Warne Matt worked at central London consultancy Cluttons for 8 years, initially on secondment from Newmark GMS working on The Crown Estate’s St. James’s and Regents Park Estates and latterly, having been TUPE’d in 2012, working on all Cluttons commercial multi-let mandates. It was during his time at Cluttons where he worked closely with Mark on many central London and regional properties.

Matt is responsible for the procurement of key FM services to all multi-let properties, monitoring and reviewing KPIs and SLAs to ensure performance delivery and best value and ensuring H&S compliance across our commercial property portfolio.

In his spare time Matt is a keen all round sportsman, often found on weekends hacking his way out of the rough on the golf course, cycling or running through the Surrey Hills and, when the weather permits, trying to up his batting average at the crease. When not pursuing sporting activities he spends his time with his young family.

Caroline Richards

Property Manager | Fleet

The longest serving member of the team, Caroline joined Hurst Warne in 2005 as an assistant in the accounts department. Over time Caroline’s role evolved to combine both accounting and property management and in 2013 the accounts role was put to one side to focus purely on the property management side of the business.

Caroline is an exceptionally experienced property manager and responsible for both commercial and residential properties within our portfolio.

In her spare time Caroline is a keen gardener and enjoys days out with her four grandchildren.

Jessica Clegg AAT

Client Accountant| Accounts Payable | Fleet

Jessica joined Hurst Warne in March 2013 having worked for 6 years at Pets at Home as an Assessment Manager. During her time at Hurst Warne Jessica has developed her accounting skills and has recently completed her AAT Level 2 qualification, which she passed with Distinction.

Jessica’s primary role involves ensuring all of Hurst Warne’s contractors and suppliers are paid on time. However, recently Jessica has taken a more active role in other client accounting matters including service charge reconciliations and client reporting.

Away from the office Jessica takes care of her young family and enjoys keeping fit.

Lydia Brambley AAT

Client Accountant | Fleet

Lydia began her career with Hurst Warne in February 2015 following previous roles working as an accounting assistant, bookkeeper and payroll assistant. Lydia is AAT Qualified and is currently studying CIMA part time.

In her day to day role, Lydia deals with all aspects of property management accounting.

Outside of work Lydia enjoys spending time helping local animal rescue centres and spending time with her family.

Katie Crowhurst

Property Management Assistant/Office Manager | Fleet

Katie came to Hurst Warne in April 2016 from a residential management, property insurance and construction back ground.

Katie’s main roles are to assist the property managers with daily management tasks, ensure the smooth running of the office and to be the first point of contact for all general office queries

In her spare time Katie enjoys foreign travel and experimental cookery.

Max Pullen

Trainee Surveyor | Fleet

Max joined Hurst Warne’s property management team in January 2017 as an administration assistant having previously worked as a Duty Manager at Premier Inn, Fleet.

Max assists the Property and Facilities Managers with day to day task such as undertaking inspections, obtaining maintenance quotes and utility supply contracts and is responsible for keeping the health & safety and compliance records up-to-date on QUOODA.

Max is current studying, part time, for his degree Real Estate Management at the Collage of Estate Management in Reading. In his spare time, he enjoys indoor and outdoor rock climbing and is a regular visitor to Portland to climb at the cliffs.

Chris Vines

Head of Client Accounts

Chris joined Hurst Warne as Head of Clients Accounting in September 2014. Having trained at Jaguar Cars Ltd and qualifying as a Chartered Accountant at BDO Stoy Hayward, Chris spent 6 years working at Unigate PLC prior to making a move into property client accounting at Parsons, Son & Basley Ltd, where she spent 10 years, before making the move to her current role at Hurst Warne

Chris is responsible for the delivery of all of Hurst Warne’s property management accounting service and the management of the client accounts staff.

Outside of work Chris enjoys cooking, including experimenting with alternative ingredients, and travelling abroad with her children.
