Hurst Warne Sell Two Roadside Sites to KFC and McDonalds

The Brief

Through our Farnborough office Hurst Warne were instructed, by separate clients, to identify the best opportunity for two prime road side sites in Aldershot, close to the A331 Blackwater Valley route. Each client owned obsolete commercial properties on sites of about 1 acre, which were only a few hundred yards from each other, fronting the busy A323 Ash Road. Hurst Warne were tasked to market these properties to find the optimum use and value for each client.

The Outcome

Undertook a wide and extensive marketing campaign to identify tenant or purchaser demand for both the existing premises or for new development uses. • Hurst Warne identified interest from road-side users including KFC and McDonalds, each requiring sites for drive-in food restaurants • Hurst Warne agreed best freehold sale terms, with the first site sold to KFC and following this the next site sold to McDonalds • Hurst Warne had to provide expert witness statements at a formal planning hearing for KFC, where the appeal was allowed Our expert witness statement was critical in achieving the planning consent
