When we bought the building we were impressed with Hurst Warne's proactive approach and their in depth knowledge of the local market. Just after the refurbishment was completed they had secured two tenants substantially minimising our void costs and excessing our Estimated Rental Value.
In 2014, Hurst Warne were asked by their private overseas client to sell their multi let Fleet town centre office investment building, totaling 24,500 sq ft.Â The landlord was not willing to spend the capital needed to refurbish the vacant space and common areas to the standard that was recommend by Hurst Warne to re-let the space at best rents.
Hurst Warne successfully negotiated a good price for the vendor with the investment being sold in early 2015 to AEW. Â AEW recognised Hurst Warneâ€™s in depth knowledge of the M3 and Blackwater Valley office market and retained them to let the vacant space.Â With Hurst Warneâ€™s advice AEW refurbished the building to a high standard, with new air conditioning and LED lighting to the vacant offices.Â Only weeks after the refurbishment Hurst Warne successfully let the entire second floorÂ (6,262 sq ft)Â and ground floor west wingÂ (4,268 sq ft). The building going from 50% occupied to 94% occupied and rental growth established.
